As the independent, third-party commissioning agent, MBP served as the owner’s agent to develop, manage, and coordinate the commissioning process on this project. Commissioning services were provided in accordance with USGBC LEED guidelines, Energy & Atmosphere (EA) Prerequisite 1: Fundamental Commissioning and EA Credit 3: Enhanced Commissioning. MBP’s participation as the commissioning authority assisted the project team to meet its requirements to turn over a functional, mission-critical medical laboratory facility on time. The project included the construction of a new, five-level medical laboratory facility totaling approximately 158,000 square feet. The facility included food services, stem cell research laboratory, phlebotomy areas, offices, histology and cytology laboratories, open laboratories, and cleanroom Biosafety Level-3 (BSL-3) laboratories. The building also contained about 8,000 square feet of shell space and an 18,000-square-foot mechanical penthouse with air handlers. This facility was designed to achieve a minimum LEED Silver certification.
